Privacy

The short version

We collect what you tell us so that we can help you buy or sell a house. We do not sell it, we do not rent it, and we do not put you on a marketing list you did not ask to be on. If you want us to delete everything, say so and we will.

What we collect

  • Contact details you give us: name, phone, email, and sometimes a postal address.
  • What you are looking for: budget, areas, bedrooms, timeline, and anything else you tell us.
  • Transaction records required by law and by the North Carolina Real Estate Commission once we are working together — agreements, disclosures, correspondence and closing documents.
  • Basic website analytics, in aggregate: which pages were visited and roughly from where. On this demonstration build no analytics are loaded at all.

We do not ask for your Social Security number or bank details. Your lender and the closing attorney will, and they are separate businesses with their own privacy notices.

How we use it

  • To answer you, and to show you homes that match what you asked for
  • To carry out the transaction and meet our record-keeping obligations
  • To improve the site — which pages are useful, which are not

We do not use it to build a profile of you for advertising, and we do not run behavioural retargeting.

Who we share it with

Only where it is needed to do the job you asked us to do:

  • The other side's agent, in a transaction — the minimum needed to negotiate
  • Lenders, inspectors, attorneys and other providers you choose, with your say-so
  • The local MLS, when we list your property, which is how a listing reaches the portals
  • Where the law requires it

We do not sell your information, and we take no referral fee for introducing you to anyone. If we suggest a lender or an inspector, it is because they were good to the last client.

How long we keep it

Enquiries that do not become transactions: two years, then deleted. Transaction files: retained for the period North Carolina requires brokerages to keep them, currently three years from the later of the successful or unsuccessful conclusion of the transaction, and often longer where other law applies.

Your choices

  • Ask what we hold about you, and we will send it
  • Ask us to correct it
  • Ask us to delete it, subject to the record-keeping obligations above
  • Tell us to stop contacting you, at any point, with no explanation needed

What this site stores in your browser

This build sets no advertising or analytics cookies. Two things are written to your own browser, and neither is transmitted to us:

  • hs.brand.v1 in localStorage — the colours, type pairing, business name and logo you set with the customizer, so the site looks the same when you navigate. Reset it from the customizer panel or clear site data.
  • The ?hs= query parameter — the same settings encoded into the URL so a customized version can be shared as a link. It contains only what you typed into the customizer. An uploaded logo is deliberately excluded from it and never leaves your browser.

Filter state on the search page also lives in the URL query string, so a filtered view can be shared. That is in the address bar where you can see it, and nowhere else.

Children

This site is not directed at children and we do not knowingly collect information from anyone under 13. If you believe we have, contact us and we will delete it.
